The reason people aren't buying is because they see a prevailing government mentality that is coming after all their assets. Why would a person invest when they are punnished for it. If anyone thinks this is the bottom, they need to look at all the ruins of previous civilizations and ask 'how did this happen to them?'

It's great to see the inventory shrinking and the Rio Rancho market rebounding through increased sales and fewer days on the market. It appears the Westside expansion continues.

Great information. In the Albuquerque area we a lucky to have two builders offereing LEED certified homes for under 200k and at least one other that now offers a product that, while not LEED certified incorporates many of the features that are the most meaningful for buyers looking fr sustainably built homes including great insulation, windows and doors, properly sized, EnergyStar rated HVAC systems and appliances and a well sealed envelope.

Short sales are becoming more common, and the more information buyers and sellers have, the more likely they are to close. Sellers can get out of a difficult situation and buyers can get into a home at a good price.

Kudos on the latest Realtor Review regarding short sales. I do have a comment regarding the comment about the reduced price of short sale homes. Almost all lenders are looking for market value on the home in order to reduce the "short position". Most mortgage servicers will ask the seller to provide 3 CMA's on the value of the property and the most likely sales price in determining what short position they may take. If the seller accepts an offer that does not meet the lenders "short position" the lender may not approve the purchase offer. The real estate professional should not be advocating that homes that are subject to a short sale are priced below market value.
