Area Spotlight - MLS Area 110 - Northwest Heights
Area 110 is located on the Westside of Albuquerque, moving west from the Rio Grande River to the volcanic peaks visible from the rest of the city. This includes parts of Albuquerque, Taylor Ranch, Paradise Hills and newer developments near the Petroglyphs. The Area boundaries are defined as east of Paseo del Volcan, South of Paseo del Norte, West of Coors Blvd and North of Unser Blvd.

The City of Albuquerque reports there are ten Neighborhood Associations located in the Northwest Heights. The Northwest Heights Area is part of the Volcano High school district. Within this public school district are three elementary schools (Chamiza, Marie Hughes and Tierra Antigua), one middle school (LBJ), and one high school (Volcano Vista).
A variety of community resources and businesses serve this area, including ten city parks and one public library. Access to Interstate 40, Cottonwood Mall, Double Eagle Airport, Route 66 Casino and the Petroglyph State Park is only minutes by car or bus. The City bus system provides access to two Park and Ride locations in Area 110.

What this shows and what is actually happening appear to be two different things. For SFR's since 05 actual sales have dropped by more than half in total number and yet the price appears to have gone up. My question is: does this include the two story jumbo homes of more than 2000 square feet that the builders put out in 05 and 06? I have seen just the opposite in residential resale with an overall price/value drop anywhere from 5% to approaching 15% from 06 forward. On market times have more than doubled and I often see listings just sit and languish. Perhaps sometimes statistics and reality don't match up.

Area 110 is the nucleus of the west side movement. This area is so diverse from our bosque to the east and the volcanoes to the west. There is rich history here with the Taylors and the Blacks having ranched this land and then sold it for growth and expansion. Windmills and petroglyphs hold evidence of its past as well as the small farms and horse properties scattered with in our urban areas. Many people now seek the west side as a destiny for their homes with all that it offers.

There are reasons why this area remains consistent, and it has to do with the planning behind it. This master plan community showcases the American dream with plenty of walking trails and parks for those quality family times or simply to go and read a book on a bench by a green area or a tree. This area is great for anyone looking to live in a great planned community only minutes away from work!

Of course it is important to further research these statistics to filter out the Days on Market, as when you re-list a home after 30 days it will show as a NEW listing to the system. It doesn't account for price reductions, so if a property starts at 200K, and then reduces down to 175K and then it sells for 173K, are these statistics still correct in calculating the sold/list price ratio?

The strength of Albuquerque's market shows from these statistics. The average sales price for homes in this area has barely moved, once again showing how home values remain consistent especially in comparison to the rest of the United States. Many markets have seen a significant drop in the average pricing, less than $3,000 is very low.

The statistics for the northwest heights look great for the period recorded. The average price of condos and townhomes in the area more than doubled and the average price of detached homes increased more than 41%.
