Area 40 is located in the center of Albuquerque. The Area boundaries are defined as east of Interstate 25, South of Interstate 40, West of San Mateo Blvd. and North of Central Ave.

The City of Albuquerque reports that there are 13 Neighborhood Associations here. The UNM Area is part of the Albuquerque Public Schools District. Within this public school district there are 3 elementary schools (Monte Vista, Montezuma and Zia), 1 middle school (Jefferson) and access to 2 high schools, (Albuquerque and Highlands).
A variety of community resources and business serve this area. There are 8 developed city parks. Access to Interstates 25 and 40, the University of New Mexico, UNM North Golf Course, Carrie Tingley Hospital and UNM Hospital are only minutes away by car or bus.

This area next to downtown Albuquerque has also seen a great deal of revitalization. In the winter, the locals love to participate in the "Nob Hill Stroll". This particular part of town has many boutiques and many locally owned businesses. During the "Nob Hill Stroll" locals visit the boutiques and businesses, enjoy dessert and hot cider while preparing for Christmas.

To anyone looking for charming, well established, highly regarded neighborhood, this is it. This area is known for location along the historic Route 66 and for its proximity to the University of New Mexico. This area is home to one of the only walking neighborhoods in Albuquerque, Nob Hill. There is no other neighborhood in Albuquerque where one can live, work, and play all within walking distance and due to its close proximity to Central Blvd. it’s very easy to get to other parts of town on The Rapid Ride. This area, with its many restaurants, bars, and retailers, has an active night life and social atmosphere.
This area attracts buyers looking for chicly updated homes, but also those looking for orignal homes upon which they can make their own improvements and capitalize on a little sweat equity.
Anybody would be fortunate to call the UNM Area home.

Testimony to the demand for homes in the UNM area is that in eight years, the average price of a single family home has almost doubled. Apart from the charm of its proximity to academia, the area obviously has other features of significant appeal to home buyers.
