Area Spotlight - MLS Area 111 – Ladera Heights
Area 111 is located on the west side of Albuquerque. The Area boundaries are defined as east of Paseo Del Vulcan, south of Unser Blvd., west of the Rio Grande River and north of Central Avenue.

The City of Albuquerque reports that there are 14 Neighborhood Associations here. The Ladera Heights area is located within the Albuquerque Public Schools District, with 4 elementary schools (Chaparral, Lavaland, Painted Sky and S.R. Marmon), one middle school, (Jimmy Carter) and one high school, (West Mesa).
A variety of community resources and business serve this area. There are 24 developed city parks. The nearest public library is in the adjacent MLS area 92. . Access to Interstate 40, shopping centers, the Ladera Golf Course, Route 66 Casino, Double Eagle Airport and Petroglyph State Park are only minutes away by car or bus. The City of ABQ transit system offers two Park and Ride location in this area.

This area has great appeal for clients because of the amenitie, its new and older neighborhoods, choice of big or small homes, detached and condos/townhomes,and even the occasional 1-acre lot there in the heart of the city. Most of my buyers who request this area, however, tell me they are drawn to the neighborhood because of its ease of access to I-40.
