Single-Family Home Sales from 2005-2009: Top Selling Price Ranges

This article discusses single-family home sales and sale prices from 2005 to 2009, with a focus on the overall changes in the top selling price range and annual sale prices.

Data used for this article: Residential single-family detached listings in the SWMLS coverage areas that were reported sold in the MLS in 2005 through 2009. The data used for this article was obtained on September 28, 2009 and may therefore differ from the data reported in the annual statistical reports currently found on www.gaar.com.

Summary and analysis of the data
The top selling price range for detached home sales shifted from $120,000 - $139,000 in 2005 to $200,000 - $249,000 in 2006, and has remained in that price range to the present year. Please remember that these are annual totals, as there were some individual months between 2006 and 2009 in which the top selling range was not $200,000 - $249,000.

The increase in the top selling home price range can be partially attributed to the overall increase in property values for residential properties in our market area. The median sale price for single-family homes in 2005 was $166,500. It increased 13.5% in 2006, 19.2% in 2007, and 10.2% in 2009 sales.

Chart 2 below shows that the median sale price peaked 2007. (The actual peak occurred during the 3rd Quarter 2007). As property values increased from 2005 to 2007, the top selling price range begin its transition to the $200,000 - $249,000 bracket.

It is significant and encouraging that our prices, despite all tne negatives, are still above those reported for 2005.
