Are you correctly reporting gross receipts tax for Rio Communities’ transactions?

Rio Communities is now an incorporated city with its own gross receipts tax reporting number. 

As a new city, Rio Communities wants to ensure they receive all of the gross receipts tax owed to them from real estate commissions on properties sold within their boundaries. To accomplish this, they are proposing an ordinance to require real estate professionals to apply for and receive a rider to sell a home in their communities. 

We are working with the City of Rio Communities to look for other ways to ensure they are getting the gross receipts tax owed them.

When preparing CRS-1’s and checking settlement statements, please note that Rio Communities was incorporated in May 16, 2013. Its location code is 14-037 and the tax rate is 7.1875%.  

Because Rio Communities does not have a post office or their own zip code, their tax records will show a mailing address of Belen, New Mexico. This may make it difficult to determine if a property is within the Rio Communities' boundary. If there is any question as to whether or not the property is part of Rio Communities, you may need to contact the municipality directly

For listing agents, Rio Communities has been added to the city drop-down in Flexmls, so you should no longer use Belen as the city listing. We are currently working with Flexmls on a mapping solution and will notify you and your office when it's available.

Please help us by helping Rio Communities. We don’t want to see another ordinance passed that requires a permit to sell.
