Not all REALTORS are created equally! Make sure you are working with a full time real estate professional. Check to see if your REALTOR has a designation!

This is the reason why working with someone that knows his craft can be crucial to the knowledge you will gain as a consumer before taking the step to homeownership. Get with you REALTOR and ask as many questions as you can, no questions should be ignored! Try to attend homebuyer seminars that local lenders and real estate professionals put together to pass this information on to you!
