Notice of Upcoming Rule Change – Effective July 21, 2025

(June 20, 2025) This serves as your 30-day notice of an upcoming change to the SWMLS Rules and Regulations, approved by the SWMLS Board of Directors and ratified by the GAAR Board of Directors on June 18, 2025.

A new rule has been added to clarify the SWMLS Compliance Policy on written buyer agreements, including the Buyer Broker Agreement.

To ensure all transactions are conducted fairly, professionally, and in compliance with the terms of the national settlement:

• SWMLS staff may request any written buyer agreement - including, but not limited to a Buyer Broker Agreement (just as they may request written seller agrements when verifying listing compliance) if a formal complaint is received.
• Subscribers must provide the requested document within 1 business day.
