
UPC Code Formatting Requirement – Effective January 1, 2026
Beginning January 1, 2026, violations will be issued for incorrectly formatted UPC Codes in Flexmls.
What you need to know:
- The UPC Code field must be entered as numbers only — no dashes or spaces.
- Entering dashes or spaces will trigger a Listing Data Checker violation.
- Only one UPC Code may be entered in the designated UPC Code field.
- Any additional UPC Codes or short legal descriptions must be included in the LO/SO Remarks field.
Important deadlines:
- Brokers have until end of day December 31, 2025 to review and correct existing listings.
- The Listing Data Checker rule goes live at 12:01 a.m. on January 1, 2026.
After the rule is active:
- Listings with incorrectly formatted UPC Codes will receive a violation notice.
- If the issue is not corrected within 48 hours, a fine will be issued in accordance with SWMLS policy.
Existing listings:
If you find older listings with UPC Codes that include dashes or spaces, contact SWMLS staff immediately. These records must be corrected manually.
Why this matters:
- Correct UPC entry ensures accurate property history, preserves MLS data integrity, and allows proper linking to county records.
- Any intentional attempt to prevent a listing from linking to its property history may be considered MLS data manipulation and could result in additional violations and fines.
