In early May, Facebook rolled out its cybersecurity and compliance systems updates, and many REALTORS® are already feeling the impact. Across the country, brokers have reported organic posts being flagged or removed—often without warning—due to Facebook’s expanded use of Fair Housing AI.
The biggest shift? Facebook is now scanning all posts, not just paid ads. If a post even looks like a housing solicitation (think “3-bed/2-bath—click for price”), the system may flag it for violating Fair Housing rules—even if it’s compliant. Because unpaid posts don’t have a “Housing” checkbox, Facebook often defaults to hiding or throttling these posts to stay on the safe side of federal guidelines.
Here’s what we know now—and how to navigate the new policy:
- Use story-driven language first: Add a sentence or two of lifestyle or story-style context before listing specs. This helps avoid the immediate “ad” flag.
- Skip the boilerplate: Avoid copy-paste MLS text and use a more conversational tone. Branded or short links are less likely to get flagged than long MLS URLs.
- Lead with visuals: Use fresh photos or post a quick Reel before adding any links. If possible, drop the link in the first comment instead of the caption.
- Watch for removals: If your post is taken down, go to your Page → Account Quality → Request Review to appeal. Brokers have successfully restored posts using this process.
