New Law: Ends Trigger Leads & Prioritizes Homebuyer Privacy

On September 5, 2025, the President signed the Homebuyers Privacy Protection Act into law. This new legislation protects consumers by curbing the sale of their personal information through mortgage “trigger leads,” a practice that has long frustrated both buyers and real estate professionals.

What Are Trigger Leads and Why Were They a Problem?

When a Buyer applies for a mortgage, their credit inquiry can prompt credit bureaus to sell their information to other lenders. These “trigger leads” often result in a flood of unsolicited calls and offers, many of which confuse or overwhelm buyers who think their information was kept private.
