SWMLS Listing Changes: Los Ranchos Properties

The Southwest Multiple Listing Service (SWMLS) is making changes that will affect the way you enter listings and search for properties in Los Ranchos De Albuquerque.

Effective October 10, 2014, Los Ranchos will be removed as an available city choice for Bernalillo County, requiring that you enter "Albuquerque" as the city name for any future listings located in Los Ranchos.  In addition, a required, separate field called "Los Ranchos" will be added to the address input form in FlexMLS.  You will be required to select either "Yes" or "No" in regards to the property being located in Los Ranchos.

The reason for the change is to improve the way Los Ranchos properties are identified in the MLS and public home searches.  For instance, the image below is from an Albuquerque homes search on a consumer-facing website.  As you can see, the homes listed in Los Ranchos are missing.  This is because the system is only identifying homes that have included "Albuquerque" as the city name, making it difficult for you to effectively market Los Ranchos properties.

Existing Los Ranchos listings will automatically update with the modifications on October 10th, changing the city to "Albuquerque" and identifying "YES" in the new Los Ranchos field on the address input form.  This way you will not need to make any revisions to your existing Los Ranchos listings.
