SWMLS Rule Change: Effective September 1st, Active Listings Must be Available for Showings

The SWMLS Board of Directors recently made a change to the definition of the Active status in SWMLS. Here is the red-lined version of the changes:

Active (A) – Available to be shown and sold now, check Showing Instructions and Remarks fields for showing and selling stipulations, “Do Not Show” or “Temporarily Off Market” conditions must not exceed 7 days. Buyer sale contingency listings may be kept in Active status with LO/SO remarks stating that a buyer sale contingency is in effect with a ____ hour contingency removal period.

This change was made to clear up confusion around how to handle a listing that is not available for showings. The original purpose of the 7 days allowance was to allow a listing to remain in Active status while repairs were being made to the home. However, it has lately been used in place of Coming Soon, using the benefits of the Active status while not allowing showings.

With this change, that is no longer allowable, and a listing that is in Active status MUST be available for showings.
