Tips to protect your vacant listing from criminal activity!

Recently it has been brought to our attention that there has been another break-out of vacant properties being targeted by criminals. It is common for criminals to see a vacant home for sale, find access to the home and advertise the property “For Rent” on internet sites like Craigslist or Facebook. Criminals go as far as collecting a rental application and cash (or Paypal) deposits, scamming a potential renter out of money, or worse, the “renter” actually moves into the fictitious rental. This scam has also happened with unsuspecting buyers. A criminal ‘fake sales’ the property! 

Follow these tips to help protect your vacant properties from online scams:

Post a sign on the property stating it is not for rent.
Place a sign in the window or on the door of the home stating the property is for sale, and not rent. Include your contact information.

Check on vacant properties weekly.
Check on vacant properties at least once a week. That means, walk outside and inside looking for any signs of breaking and entering. 

Provide neighbors with your contact information.
Ask neighbors to contact you in the event they see any suspicious activity at the property.

Have the seller add extra security.
Have the seller install outdoor cameras to monitor activity around the property.  Ask the seller to install a garage door deadbolt or slide lock and use it.

Google your listings.
Google your listings regularly to ensure the property address is not being advertised in a manner the seller did not authorize. Report unauthorized advertising.

If you see suspicious activity or encounter suspicious activity while at a property, do not compromise your safety. Leave the property immediately, contact the local authorities and contact the seller.
