GAAR Market Statistics for January & February 2026

During the integration of our new statistics product for 2026, we encountered an unexpected issue which has delayed market statistics updates. We are currently waiting for our MLS provider to complete the necessary system mapping to ensure the platform functions properly and that all data is reported accurately. This additional step is essential to ensure the integrity and reliability of the statistics before launch. 

We understand how important timely market statistics are to your reporting. In the meantime, the Southwest MLS staff have been actively compiling the data manually to ensure you still have access to key insights.

Greater Albuquerque Area Statistics for January 2026 as compared to January 2025
Single-Family Detached Homes

  • Inventory of Homes for Sale increased 9.6% to 1,616
  • New Listings decreased -12.0% to 796
  • Median Sales Price increased 2.5% to $369,000
  • Average Sales Price increased 2.4% to $415,235
  • Days on Market increased 8.5% to 51 days 

U.S. existing-home sales climbed 5.1% month-over-month and 1.4% year over-year to a seasonally adjusted annual rate of 4.35 million units, the strongest pace in nearly three years, according to the National Association of REALTORS® (NAR). Lower mortgage rates and slower home price growth helped spur buyer activity, and sales increased month-over-month in every region. On an annual basis, sales rose in the South, held steady in the West and Midwest, and declined in the Northeast.

Nationally, there were 1.18 million homes for sale heading into January, an 18.1% decline from the previous month but 3.5% higher compared to the same period last year, representing a 3.3-month supply at the current sales pace, according to NAR. Meanwhile, the median existing-home price rose 0.4% from a year ago to $405,400, reflecting a continued moderation in national price growth.

Single-Family Detached Homes

  • Inventory of Homes for Sale increased 3.6% to 1,587
  • New Listings decreased -7.0% to 851
  • Median Sales Price increased 4.3% to $375,000
  • Average Sales Price increased 3.6% to $429,902
  • Days on Market increased 8.0% to 54 days 

Despite improving affordability conditions, U.S. existing-home sales declined 8.4% to a seasonally adjusted annual rate of 3.91 million, a 4.4% drop from one year earlier, according to the National Association of REALTORS® (NAR). The slowdown followed a 5.1% increase the previous month and modest gains throughout the fall. Sales retreated month-over month and year-over-year in all four regions.

Nationally, the median existing-home price inched up 0.9% year-over-year to $396,800, a new high for the month, NAR reported. Home prices have continued to rise across much of the country, in part due to low supply, which remains below pre-pandemic levels. Total housing inventory stood at 1.22 million units as of the most recent reading, up 3.4% from one year earlier, representing a 3.7-month supply at the current sales pace.
