July 2016 Market Statistics

Welcome to the Greater Albuquerque Association or REALTORS® new monthly market reports. In addition to the main, market-wide report, we also have market snapshots by zip code and MLS areas.

Highlights: 

• the median detached home price rose 3.2 percent to $189,900
• the average  detached price rose 6.8 percent to $226,192
• the number of new listings decreased 3.3 percent for single-family detached homes and 24.4 percent for condos,  townhomes and other attached homes
• inventory of detached home for sale dropped 16.1 percent in July
• detached homes sold in an average of 48 days – which is 20% faster than in July 2015
• the 1,060 homes sold in July 2016 remained stable with a negligible 0.2 percent increase
• pending sales increased 7.9 percent for detached homes
