Staying Informed on Rule Changes

Southwest MLS is continually working to stay up to date and maximize the current MLS standards.

Ever open the SWMLS Rules and assume the date at the bottom tells you the last time anything changed? It doesn't. That date reflects when the Rules were published — not when every individual rule was last updated.

If a rule has changed since publication, you'll find it noted right there in a parenthetical next to the rule itself. It's an easy detail to miss, but it's the difference between knowing you're working from the current rule and assuming you are.

So how do you actually find out when a rule changes? SWMLS has a formal process for that, and it's worth understanding.

The 30-Day Notice Period

Per Section 14 of the Rules, all rule changes are effective 30 days following notification to Participants. That 30-day window exists to give every MLS User time to see the change, understand it, and adjust before it takes effect — nothing changes on you without warning.

Five Ways You're Notified

To make sure that notice actually reaches everyone, SWMLS sends it out through five channels at once:

  1. Email
  2. The Weekly Passport (member newsletter)
  3. The Blog
  4. Website header 
  5. Social media platforms

Rule changes are sometimes also shared as a Flexmls pop-up. That one's occasional by design — we want those messages to stay respectful of your time and not interrupt your workflow every time you log in.

If You're Not Seeing the Emails

If notifications aren't landing in your inbox, it's usually one of two things: you've opted out at some point, or they're getting filtered to spam. A few fixes:

  • Add gaar.com and swmls.com to your safe senders list. We only send important updates, so anything from these domains is worth reading.
  • Opt back in to member communication through the Mailchimp resubscribe form. The Weekly Passport is sent from announce@gaar.com and only takes about three minutes to read and covers timely, relevant topics.
  • Set aside time for gaar.com/blog. It ranks as a top result in Google and AI searches, and it's used by brokers well beyond our own membership — including brokers from other associations.
  • Check the revolving headers on gaar.com. Rule changes get posted there for a full 30 days.
  • Follow GAAR on social media for updates as they go out.
Knowledge is Key

Staying current on rule changes isn't just about compliance — it's about knowing you're working from accurate information when it affects a listing, a transaction, or a client conversation. With five (sometimes six) channels carrying the same notice, there's a good chance you're already seeing these updates somewhere. The tips above just make sure email — often the most direct channel — isn't the one falling through.
