Artificial intelligence is rapidly becoming part of the real estate technology landscape, and Flexmls has introduced a new way for subscribers to connect AI assistants directly to MLS data. While the technology has exciting potential, Southwest MLS (SWMLS) is taking a careful, security-first approach before making it available to subscribers.

Protecting the integrity, security, and appropriate use of MLS data remains SWMLS's highest priority. For that reason, SWMLS is actively testing and evaluating the Flexmls Model Context Protocol (MCP) Server before determining whether it should be made available to members.

New Mexico is a non-disclosure state, making the protection of MLS market data from unintended public access an important part of SWMLS's evaluation process.

At this time, SWMLS is not permitting subscribers to connect the Flexmls MCP Server to external AI platforms such as ChatGPT, Claude, or other AI assistants.

What Is the Flexmls MCP Server?

The Flexmls MCP Server is a new integration developed by FBS that allows compatible AI assistants to securely connect to a subscriber's Flexmls account. Rather than manually searching Flexmls, users can ask questions in natural language and receive information pulled directly from live MLS data.

Examples of what the technology could do include:

• Search for listings using conversational prompts.
• Retrieve market statistics.
• Display listing photos and property details.
• Access a subscriber's own listings.
• Answer questions about MLS data without navigating through multiple screens.

The MCP Server acts as a secure bridge between Flexmls and an AI application. Instead of uploading MLS exports or manually copying information into an AI tool, the assistant can retrieve authorized information in real time after the subscriber authenticates with their Flexmls credentials.

Why Isn't SWMLS Enabling It Yet?

Although the technology is promising, introducing AI access to MLS data requires careful evaluation.

SWMLS is conducting a thorough review to ensure the integration meets the organization's expectations for:

• Data security
• Subscriber privacy
• Compliance with MLS Rules and Regulations
• Appropriate use of copyrighted MLS content
• Accuracy of information presented through AI platforms

While the Flexmls MCP Server delivers live MLS data, some AI platforms may summarize or interpret that information incorrectly. FBS recommends that subscribers always verify AI-generated responses against Flexmls before relying on them in a transaction or client communication.

Because AI technology continues to evolve rapidly, SWMLS believes it is important to fully understand both the opportunities and the potential risks before opening access.

A Deliberate, Security-First Approach

Every new technology introduced into the MLS ecosystem must be evaluated through the lens of protecting subscribers and the data they rely on every day. The ability for third-party AI platforms to interact directly with MLS data presents important questions about governance, security, copyright, auditing, and responsible use. 

What Members Should Know

The AI Settings option that enables the Flexmls MCP Server has not been made available in Southwest MLS. Subscribers should not attempt to connect external AI applications directly to MLS data through unofficial methods or workarounds.

As testing continues, SWMLS will keep members informed about its evaluation process and any future decisions regarding AI integrations. If and when the technology is approved for subscriber use, members will receive guidance on how to use it responsibly, securely, and in compliance with MLS policies.

Artificial intelligence has the potential to make MLS workflows faster and more intuitive, but protecting the integrity of MLS data will always come first.
