This course will help real estate agents understand important aspects of the appraisal side of real estate. It covers basic history of appraising along with a detailed comparison of the difference between appraisals and CMAs. Attendees will learn how appraisers work, who they work for, how they search for comps, what guidelines they have to follow, why they do what they do.
Learning Objectives:
- Explain the appraiser’s workflow and identify the regulatory constraints (USPAP) that govern how they develop a value conclusion. (Level: Understanding)
- Differentiate between the methodologies, legal standards, and scope of work for a professional Appraisal versus a Comparative Market Analysis (CMA). (Level: Analyzing)
- Apply appraisal-based selection criteria to evaluate and select the appropriate comparable properties for a CMA. (Level: Applying/Evaluating)
