SWMLS Launches SourceRE Data Marketplace, Strengthening Data Protection and AI Connectivity

Following the partnership announced in June, Southwest Multiple Listing Service (SWMLS) shared an update announcing the launch of its SourceRE Data Marketplace integration, which will officially go live on Monday, October 12, 2026.

The launch introduces a more secure approach to listing data distribution, activates advanced forensic tracking technology through Data Dye™, and establishes new opportunities for connecting MLS data with artificial intelligence (AI).

Greater Control Over Listing Data

With the SourceRE Data Marketplace now operational, SWMLS has centralized how third-party vendors access and license listing data.

The RESO-certified platform brings vendor onboarding, licensing agreements, billing, and compliance into one system. Website vendors, IDX providers, and third-party listing services can access authorized SWMLS data through standardized APIs, while SWMLS maintains control over who receives that information and how it may be used.

For subscribers, this is primarily a behind-the-scenes improvement. SourceRE manages data distribution to external platforms rather than serving as a tool subscribers interact with directly in Flexmls.

Data Dye™ Adds Another Layer of Protection

A key component of the launch is the activation of SourceRE's proprietary Data Dye™ technology.

Data Dye™ embeds invisible, vendor-specific identifiers into distributed listing data. If that information appears on an unauthorized website or platform, the technology can help trace it back to the originating vendor feed.

This forensic tracking provides SWMLS with greater visibility into how listing data is distributed and helps identify potential misuse.

By strengthening accountability throughout the distribution process, SWMLS is taking additional steps to protect the listing information contributed by our participants and subscribers.

Connecting MLS Data to Artificial Intelligence

Beyond traditional data distribution, the partnership introduces another important development: SourceRE MCP, a technology designed to connect MLS data with AI platforms.

SourceRE MCP provides a governed connection between SWMLS listing data and AI tools such as ChatGPT, Claude, and Grok. Rather than relying on information collected from third-party websites, these connections are designed to provide access to accurate MLS data through authorized channels.

This creates opportunities for brokers, subscribers, and consumers to use AI-powered tools while maintaining the data permissions and oversight established by SWMLS.

"Our agents have already brought AI into the way they work, and this gives them a way to use it with accurate MLS data instead of whatever a scraper picked up secondhand," said SWMLS President Teri Hatcher. The launch establishes the infrastructure for governed AI connectivity. Additional details about subscriber access and supported AI applications will be shared as they become available.
